Everything you need to know about KittedStay — from kit contents and sizing to delivery, payments and VisitEngland star ratings.
The Coastal Kit contains eight carefully chosen, coordinated pieces that work together to create a coherent coastal atmosphere in any BnB or holiday let room:
1. Decorative fishing net — a wall feature that instantly sets the coastal tone and serves as the backdrop for the starfish and seahorse charms.
2. 3 wooden seagulls — flying wall art, ready to hang. Crafted in wood with a natural, characterful finish.
3. 4 nautical cushion covers (40×40 cm) — four designs: lighthouse, sailing ship, anchor and compass. These fit standard UK cushion pads (not included — covers only).
4. 1 coastal bedside rug (60×40 cm) — a starfish and shells design, ideal placed bedside or in an entrance area.
5. 3 coastal art prints — oars, boat and anchor. Frames are not included, allowing you to choose a frame style that suits your room.
6. Rope curtain tie-back — natural jute, handwoven. A small detail that makes a significant difference to the overall feel of the room.
7. “Life is Better at the Beach” hanging wooden sign — a simple, readable piece that adds warmth and personality.
8. Starfish & seahorse charms — these weave into the fishing net to complete the wall display.
The four nautical cushion covers are 40×40 cm, which is the standard UK cushion pad size available from virtually all UK home retailers including John Lewis, IKEA, Dunelm and M&S.
Please note: the kit includes the covers only — cushion pads are not included. This keeps the kit compact for delivery and means you can use the pads you already have in the room.
The coastal bedside rug measures 60×40 cm — the ideal size for placing beside a single or double bed, in a bathroom, or as a welcoming mat just inside the room door. It features a starfish and shells design in a natural, sandy colour palette that coordinates with the rest of the kit.
Frames are not included with the three coastal art prints. This is a deliberate choice — it allows you to select frames that complement your room’s existing colour scheme and furniture style.
Simple black, white or natural wood frames work particularly well with the coastal prints and are readily available from IKEA, Dunelm, The Range and most UK high-street home stores at low cost.
Under 10 minutes. The kit has been designed specifically for busy hosts — no tools, no drilling, no design decisions to agonise over. The fishing net and seagulls hang on existing wall fixtures, the cushion covers slip over your existing pads, the rug lays flat, and the sign hangs from a single hook.
If you are framing the prints at the same time, allow a few additional minutes. Otherwise, the entire room transformation is genuinely achievable in a single coffee break.
Yes — the kit is designed to work in rooms of any size. In larger rooms, all eight pieces can be displayed together for maximum impact. In smaller rooms, we recommend using the most prominent pieces — the fishing net, seagull wall art and a couple of cushion covers — and keeping the remaining items as ready replacements. This creates a curated, uncluttered look whilst still delivering a clear coastal theme.
If you would like to extend the coastal atmosphere beyond the bedroom — into a living room, entrance hallway, kitchen-diner or bathroom — contact us and our design team will be happy to advise on the best approach for your property.
Absolutely. The pieces lend themselves well to living rooms, entrance halls, bathrooms and kitchen-diners. A well-themed entrance hall, for example, sets the mood for the entire property from the moment guests arrive — a detail that assessors and guests alike notice and appreciate.

The difference is curation and coordination. When you buy individual pieces from IKEA, Amazon or a charity shop, you end up with items that may each be attractive in isolation but do not tell a coherent story together. The colours clash slightly. The styles do not quite match. The result looks assembled rather than designed.
A BnB decoration kit like KittedStay is curated by people who understand hospitality spaces. Every piece in the Coastal Kit — the fishing net, the seagulls, the cushion covers, the rug, the prints, the rope tie-back, the wooden sign and the charms — is chosen to work together as a single, coherent visual story. Guests do not see individual objects; they see a room that feels like somewhere.
There is also the practical difference: one order, one delivery, everything you need. No driving around, no mismatched returns, no hours lost sourcing pieces that almost work.
Yes — and this is one of the most immediate and measurable benefits hosts notice. On Airbnb, Booking.com and similar platforms, guests compare photos before they read a single word of your listing description. A holiday let room styling kit transforms your main listing photo from a generic bedroom shot into something guests actually stop and click on.
The Coastal Kit in particular photographs exceptionally well: the fishing net and seagulls create vertical interest on the wall, the nautical cushion covers add colour and pattern to the bed, and the coastal rug grounds the whole composition. Natural light bouncing off a well-styled room is dramatically more compelling than an empty, neutral space.
Several hosts have reported a noticeable increase in click-through rates and enquiries within days of updating their listing photos after receiving their kit.
The Coastal Kit — the full 8-piece coordinated set — is £79.
The Coastal Kit Premium is £169 and includes everything in the base kit plus a themed duvet cover, matching pillowcases and a custom local area print — ideal for hosts who want to create the most immersive sense of place possible.

VisitEngland Assessment Services, VisitWales and VisitScotland all include Sense of Place as a formal quality criterion in their annual star-rating assessments. Themed décor — local imagery, coastal accents, heritage references — is directly evaluated by assessors and can contribute to a higher official star rating.
One host in Wales received additional marks from a VisitWales inspector specifically for themed décor that created a memorable sense of place. A KittedStay kit goes considerably further than a single print or feature — it creates a complete, coherent room story that assessors notice and reward.
VisitEngland’s assessment framework evaluates properties across a range of quality factors including character and individuality, presentation and décor, and overall impression — all areas where a well-themed room performs strongly.
The data supports it. According to the Office for National Statistics, guests spent over 90 million nights in UK short-term rentals in 2024. With that level of supply, your listing photo is your first — and often only — opportunity to stand out in a crowded market.
Guests compare photos before reading a single word of a listing description. A room with a clear, appealing theme is more likely to be clicked, saved and booked than a neutral, anonymous space. Once guests arrive, a themed room creates the kind of memorable, shareable experience that drives enthusiastic five-star reviews — and guests who photograph the room and post it on social media, providing free, organic marketing for your property.
Research from platforms such as Hospitable consistently shows that listings with higher perceived quality and presentation achieve better occupancy rates and command higher nightly prices — with strong markets such as Cornwall, the Lake District and the Cotswolds recording average daily rates well above the national average.

Yes — all three national tourism bodies use Sense of Place as part of their quality assessment framework, and all three explicitly assess décor, atmosphere and the extent to which a property reflects its local character.
VisitScotland quality assessors evaluate whether a property has a distinct character and atmosphere that reflects its Scottish location or the character of the surrounding area. Themed décor — coastal, countryside, heritage — directly supports this criterion.
VisitWales assessors look for properties that offer a genuine sense of Welsh place and character. One host in Wales received specific additional marks for themed décor that reflected the coastal location of the property.
The KittedStay Coastal Kit is designed to work across all three national frameworks. For a detailed breakdown of what each scheme looks for, read our guide to VisitEngland’s Sense of Place criteria.
The fastest and most cost-effective change most hosts can make before a VisitEngland quality assessment is adding a coherent sense of place to their rooms through themed décor. Assessors arrive expecting clean, comfortable and well-maintained — that is the baseline. What moves a property from 3-star to 4-star or 4-star to 5-star is almost always the quality, coordination and distinctiveness of the overall experience.
Specifically, assessors at the 4-star level look for décor that is coordinated — not just clean and neutral, but deliberately chosen to create a cohesive atmosphere. At 5-star, the expectation is that the property has a genuine and distinctive character.
A KittedStay Coastal Kit can be ordered, received and installed within 48–72 hours. If your assessment is coming up, that is enough time to transform how your room presents. For the full picture of what assessors look for, read our guide to VisitEngland’s Sense of Place criteria.
You do not need any design experience — that is the point of a curated themed decor holiday let kit. Every piece has a natural home in a standard bedroom layout:
The fishing net goes on the largest empty wall, ideally the one guests see when they enter the room or look up from the bed. Hang it at eye height and weave the starfish and seahorse charms through it before fixing it to the wall.
The three wooden seagulls cluster naturally above or beside the fishing net, or fly across a bare wall near the window. No symmetry required — an organic, slightly irregular arrangement looks most natural.
The four cushion covers go on the bed. Two at the back, two in front, mixing the four designs. They fit any standard 40×40 cm cushion pads you already have.
The coastal rug sits at the foot of the bed or beside it as a bedside rug — the most common placement.
The three art prints can be grouped as a trio on a smaller wall or placed individually on different walls. Frames not included — simple white or natural wood frames work best.
The rope curtain tie-back replaces or supplements any existing tie-back on your curtains. Loop and secure at approximately mid-height on the curtain.
The wooden sign hangs on a hook or nail on any wall — above a bedside table, on the back of the door, or as part of a small gallery wall with the prints.
The entire setup takes under 10 minutes. If you want a more detailed room-by-room guide, read our holiday let room styling guide.
The single highest-return change most UK holiday let and BnB owners can make is adding a coherent theme to their rooms — not repainting walls, not buying new furniture, not hiring an interior designer.
Research consistently shows that guests choose and pay more for rooms that feel like somewhere specific rather than a generic, neutral space. A BnB room makeover does not require a large budget. It requires coordinated, intentional pieces that tell a story.
The KittedStay Coastal Kit does exactly this for £79: eight pieces, one delivery, one coherent coastal story. Hosts regularly report being able to charge £10–15 more per night after updating their listing photos with the kit in place — meaning the kit pays for itself within the first week of bookings.

The Countryside Kit — designed for rural holiday lets, farmhouse BnBs and countryside retreats — is coming very soon. Inspired by hedgerows, rolling hills, dry stone walls and wildflowers, it will offer the same effortless 10-minute transformation as the Coastal Kit, with a completely different story to tell.
